General Statement of Duties:
The Facilities Maintenance Technician performs entry to intermediate level work maintaining Town buildings, grounds, and park facilities, and genera custodial work as apparent or assigned. This position is designated as essential during emergency or disaster situations. Work is performed under the moderate supervision of the Public Works Facilities Maintenance Supervisor. 
Distinguishing Features of the Class:
An employee in this class performs manual labor involving a variety of custodial tasks. Work includes cleaning floors, windows, restrooms, offices, conference rooms, breakroom areas, lobby areas, emptying trash, etc. Light maintenance duties include, but are not limited to, replacing simple bulbs and fixtures, HVAC filters, and general carpentry work. This employee will also be responsible for maintaining an accurate inventory of supplies and creating orders for supplies. The employee is subject to working in both inside and outside environments and exposure to various hazards, such as loud noises, vibration, moving mechanical parts, electrical current, fumes, odors, dusts and chemicals. The employee is in contact with potentially infectious bodily fluids during the cleaning process. Work is subject to the final standards of OSHA on bloodborne pathogens. Work is evaluated through observation, adherence to laws and Town policies and procedures, compliance with established standards for the position, and performance evaluations.
Essential Duties and Responsibilities:
  • Cleans Town Hall, Police Department, Community House, Parks and Recreation Hub, and several public bathrooms at town parks.
  • Dusts, mops, vacuums. Sweeps, cleans bathrooms, window, walls, woodwork, railings, baseboards, furniture, lobby areas, stairways, offices, breakroom areas, and conference rooms; empties and cleans building trash receptacles according to the custodian checklist.
  • Cleans up spills according to OSHA requirements.
  • Maintains and repairs equipment such as door hinges, locks, latches, and closures.
  • Operates equipment and hand tools in performance of work.
  • Keeps accurate inventory of all supplies and creates orders for needed supplies. Ensures all locations have needed supplies on hand.
  • Provides accurate and current Safety Data Sheets for all supplies purchased.
  • Is familiar with information on SDS for all supplies used and follows handling instructions per information provided; uses proper PPE as instructed; labels all product and chemicals appropriately per SDS.
  • Maintains clean and orderly supply areas in each location.
  • Picks up or delivers supplies as necessary.
  • Assists with moving furniture, equipment, and supplies.
  • Assists with preventative maintenance on equipment and machinery.
  • Identifies and reports hazardous conditions and facility maintenance needs to supervisor.
  • Assists with set up/break down of rooms for various meetings and activities.
  • Ensures outside and entrances of buildings are clean and inviting; sweeps sidewalks, picks up trash, etc., as needed.
  • Completes daily/weekly custodian checklists and submits to Supervisor as scheduled.
  • Drive to various Town locations.
  • Performs other duties as assigned.

Knowledge/Skills/Abilities:
  • General Knowledge of methods, processes, tools, materials, and equipment used in custodial and light maintenance work.
  • General knowledge of safety precautions and procedures applicable to custodial and light maintenance work.
  • Working knowledge of the occupational hazards and applicable safety precautions associated with assigned work, working knowledge of how to dispose of hazardous materials.
  • Working knowledge of how to deal with bloodborne pathogen exposure according to OSHA.
  • Ability to operate simple machinery and equipment relative to custodial and light maintenance work.
  • Ability to complete records and reports related to custodial and light maintenance work.
  • Ability to make mathematical computations, such as addition, subtraction, multiplication, and division.
  • Ability to read and understand and carry out oral and written instructions.
  • Ability to communicate effectively in oral and written form.
  • Ability to understand, interpret, and follow safety data sheets, and maintain records of inventory and checklists.
  • Ability to build and maintain cooperative and effective relationships with co-workers, supervisors, contracting agencies, citizens, community leaders, and Town officials.
  • Ability to work productively without close supervision.
Education/Experience/Other Requirements:
  • A valid driver’s license is required.
  • High school diploma or high school equivalent.
Preferred Education and Experience:
  • Prior experience in custodial and/or maintenance work.
  • Bilingual in both written and spoken Spanish and English.
Physical Demands:
  • Must be able to physically perform the basic life operational functions of standing, sitting, balancing, stooping, crouching, walking, hearing, kneeling, reaching, feeling, grasping, pushing, pulling, bending, climbing, crawling, fingering, lifting, talking, and performing repetitive motions.
  • Must be able to perform work requiring the exertion of 50 pounds of force occasionally, up to 20 pounds of force frequently, and up to 10 pounds of force constantly to move objects. Vocal communication is required for expressing or exchanging ideas by means of the spoken word and conveying detailed or important instructions to other accurately, loudly, or quickly.
Additional Information:
  • This position is deemed essential, meaning that job performance is required during severe weather events and other emergencies, which may include physically reporting to work during non-routine times and working modified/extended hours.
